Estimated $46,137,000 of total project costs ($283,049 per Unit) projected to be funded all-cash. The estimated projected capitalization rate based upon projected income upon acquisition of the Property of 5.7% before reserves (5.0% post-reserves) at approximately 93% occupancy. This is an affiliated transaction between Time Equities Inc. (“TEI”) and TEI TF Vancouver Fee Owner, LLC (“Seller”), an entity controlled by TEI and owned by TEI’s Affiliates.

PROPERTY DESCRIPTION

A 163-unit, 3-building class-A multi-family garden style apartment complex located in the Fisher’s Market East neighborhood of Vancouver, Washington, approximately 10 miles from downtown Portland, Oregon. Built in 2021, the Property is currently 93% leased. Property amenities include a lounge, business center, fitness center, and electric car charging, pet grooming, and a package receiving stations. The Property’s residents benefit from convenient commuting proximity to the downtown Portland’s business and urban hub while being located in Washington (an income tax-free state). Vancouver, Washington offers excellent schools, family-friendly neighborhoods, and a wide range of outdoor recreational opportunities, catered to residents seeking an urban environment with close proximity to business and cultural hubs.

BUSINESS PLAN

Continue operating the Property at high occupancy levels, push rental rates year-over-year, and attempt to introduce additional income generating services while exploring other operating efficiencies. Pursue an accretive financing of the Property depending on capital market conditions and interest rates in a timeframe estimated to be prior to the 3rd year of ownership by the TIC. Explore selling the Property within 10 years of acquiring the Property. However, the actual timing of a sale will be determined by the Sponsor in their sole discretion taking into account market conditions, mortgage prepayment costs, refinancing opportunities, and other economic factors and may exceed ten (10) years.
