BUSINESS PLAN

Continue operating the Property at high occupancy levels, push rental rates year-over-year, and attempt to introduce additional income generating services while exploring other operating efficiencies. Pursue an accretive financing of the Property depending on capital market conditions and interest rates in a timeframe estimated to be prior to the 3rd year of ownership by the TIC. Explore selling the Property within 10 years of acquiring the Property. However, the actual timing of a sale will be determined by the Sponsor in their sole discretion taking into account market conditions, mortgage prepayment costs, refinancing opportunities, and other economic factors and may exceed ten (10) years.

ACQUISITION DETAILS

Estimated $46,137,000 of total project costs ($283,049 per Unit) projected to be funded all-cash. The estimated projected capitalization rate based upon projected income upon acquisition of the Property of 5.7% before reserves (5.0% post-reserves) at approximately 93% occupancy. This is an affiliated transaction between Time Equities Inc. (“TEI”) and TEI TF Vancouver Fee Owner, LLC (“Seller”), an entity controlled by TEI and owned by TEI’s Affiliates.
Any investor, who is making an investment in order to qualify for a 1031 tax deferred exchange, (or a partial 1031 tax deferred exchange), should check with their attorneys, investment advisors, accountants and/or qualified intermediary as to whether or not their investment and the structure for their investment in a property would qualify, in whole or part, as a tax deferred exchange.
